Mixed-Use Office Development Focuses on Sustainability & Anchors Community
A new, mixed-use, pedestrian-oriented neighborhood and office development is being developed by Noddle Companies on the east side of the Missouri River in Council Bluffs, Iowa. This neighborhood, master planned by HDR, is centered around two public open spaces, a two-acre neighborhood park on the east and three-acre formal green on the west. With a primary goal to revitalize and invigorate the area, it is designed to create a sense of place and community. The open space on the western edge will also connect directly to the landing of the Missouri River Pedestrian Bridge, including an overlook plaza with views across the regional park, toward the downtown Omaha skyline.
As a major part of the project, HDR designed the new 100,000 square-foot office building and parking structure for 750 cars. The mixed-use building contains community space, retail and a combination of multi-tenant and anchor tenant office spaces. The first of the two sustainably-designed buildings is completed and houses the Iowa West Foundation as an anchor tenant. The walkable neighborhood will be comprised of residential and commercial uses on an interconnected street network that focuses new development on the two open spaces and connecting boulevard. The boulevard will connect the neighborhood park to the formal green, and will be lined with live/work units.
